Updated 110% Superbonus Guide: The Benefits

The Revenue Agency has released a new guide for using the 110% Superbonus. The update focuses in particular on deductions for energy efficiency interventions, earthquake bonuses, photovoltaics, electric vehicle charging stations, elimination of architectural barriers provided for by articles 119 and 121 of the Relaunch Legislative Decree, providing information on various aspects such as the nature of the bonus, scope of beneficiaries, concessions and requirements for permitted interventions, etc.

What is the SuperBonus?

Before delving into the news, let’s do a little recap on what the 110% Superbonus is.

We’re talking about one 110% tax deduction on expenses incurred for renovation works of existing buildings or interventions to improve energy efficiency. The aim is to make homes safer, more efficient and ecological.

The discounts with the Superbonus

The updated guide focuses in particular on concessions. The Superbonus, as previously mentioned, provides tax relief on the gross tax for interventions aimed at making homes more energy efficient but also to protect against phenomena that could cause serious damage to buildings, such as an earthquake. Let’s see together what these benefits are and above all the deadlines for requesting them.

Pursuant to art. 119 of the Relaunch Decree, benefits can be used for expenses incurred by June 30, 2022 on the following interventions:

  • Thermal insulation on all surfaces
  • Replacement of winter air conditioning systems with centralized systems aimed at heating, cooling and supplying water to the building
  • Anti-seismic interventions

It is important to look at the deadlines:

  • until 30 June 2022, for buildings that have a single owner and consist of 2 to a maximum of 4 real estate units and for public housing, with the possibility of moving the deadline to 31 December 2022, if 60% of the works have already been completed by the end of June;
  • until December 31, 2022 for condominium buildings (condominiums);
  • until June 30, 2022, for single-family buildings.

The Superbonus is also available to those who have incurred additional expenses. The important thing is that these interventions were carried out in conjunction with those listed previously.

We are talking about works that concern:

  • Energy efficiency
  • Elimination of architectural barriers, for example those works aimed at promoting mobility for those in wheelchairs
  • The installation of structures aimed at charging electric mobility systems, such as, for example, scooters
  • Installation of photovoltaic systems
  • Installation of storage systems

Other concessions

There are other benefits that are not provided for by the Superbonus but are included in the existing legislation:

  • Energy requalification interventions envisaged by the Ecobonus which include a deduction between 50 and 85% on expenses
  • Installation of photovoltaic solar systems other than those that give the right to the Superbonus with a deduction equal to 50%.
  • Installation of facilities for charging electric vehicles other than those which give the right to the Superbonus with a deduction equal to 50%.
